TESLA is LIGHT years ahead of the competition in this regard.. but for daily driver to and from work 20 to 50 miles per day charge at home or apartment its a no brainier.

Having a license does not preclude you from being an off-market investor for yourself, but it does preclude you from not disclosing that so the seller would not know that you have a competitive advantage and advanced market knowledge.

If I can keep a trades person for 5 years I am surprised.The idea of having an Angie's list type of a service for investors seems good, but right now its competitive to get good people to do any type of work and I would be weary of hiring people from a list without a personal recommendation.

If you just call on properties to the listing agent or for any agent on Zillow or Redfin, you aren't setting yourself up for success and if you don't have a dedicated buyer's agent of your own you are probably lacking the strong advice to make a decision like this so quickly.

My take is, Philly has less software jobs than Austin so Austin should have more competition both in number of tech companies and number of candidates.

It gave me an idea of both price point and what I could expect regarding occupancy rates.I also invested a good bit in the quality of the build out so I’d be competitive for the best guests looking in the area and get ranked as a super host… that gives you an advantage in search results.
