Buy a property with seller financing at a low interest rate and long term and a substitution of collateral clause.

Appreciation is my primary focus but open to a cash flow market if the numbers make sense. .

Options are limited but I have a source that can help with permanent financing, i.e. 30 yr fixed, interest only 30 year term.

That's the longer term plan once the last kid goes to school.
