Just between the increased Vacancy amount and insurance I believe it will wipe out your Cash Flow projection.You will find it in your best interest to stay conservative with your numbers.

@Brandon Sturgill Concerning the the Virginia state regulations I believe to be a licensed broker you have to work as an agent for 3 years, but I am unsure if the degree in Real Estate would negate that.

I believe you can purchase some of the documents you're looking for from BP, but I've been advised to always run them by a contract attorney to make sure that they comply for your specific area.
