While you are slaving, eat ramen, roommate up or live in trailer, avoid Starbucks and tuck every dollar you can squeeze out into a bank account. need 20% down and money for materials. so for 80K home (trashed), you will want 35K banked to get started, just a rough idea.

Not that I think there’s anything wrong with the lease and then rent business; but a certain percentage of these are problems so I avoid those problems by eliminating this category.As a side note I am able to get prices significantly under market because of my maturity (age), reviews, and general professionalism.

Capital Gains taxes can be avoided using 1031 exchanges, so the extra risk doesn't seem to make sense.That being said, if I found a deal and it happened to be in an OZ, cool.
