I have been trying to analyze deals and how much the projected rental income might be.

It is so arduous and boring to analyze new listings every day(I know I have to do it :)  so was wondering what people do and if there are any quick tools to unlock efficiency.

How do you calculate the rents when analyzing a deal? 

Im also really interested in growing my portfolio with an small MF so maybe I can keep analyzing deals and then once I have some cash flow and more reserves jump into a market out of my state.

I've just finished reading the popular books (The book on Rental Property Investing, Long-distance Real Estate Investing, etc.) and I'm ready to start investing out of state with $100,000.I want to buy homes with cash, but I want to make sure I don't lose money from getting scammed.
