Klamath Falls, OR - STR?

Trying to analyze the market for investing in a property that we would convert to Airbnb/bougie short term rentals. Totally unfamiliar with that area and for some reason, the market analyzing tools (airdna) aren't working for that area?! So odd. I've been trying all day, just get an error message. It works for every other address I pop in. Anyways, figured I'd reach out here and see if anyone has invested in that area for STR and what your feedback is? I realize it's all relative to location and top 10 percent of listings but let's just say it's a great location and will be a top 10 percent performing listing, enough year-round traffic?

We just launched our first STR in nor cal in the slow season and we are completely booked already so I'm feeling confident we can make it work but just want to hear what everyone's experiences have been out there
Thanks!
