When analyzing a property for its ARV using comps, do you pay more attention to the number of beds/baths or to the square footage?

How do you analyze a deal like this?

As far as the pre-licensing class, it doesn't really teach you how to be an investor or analyze deals.  

So purchased right even in downturns you are still producing returns.I can only speak for the SA market as that is the only market that I have pulled and analyzed the data on back to 2004Hope this helps.

I'd start talking with guys in both cities and start analyzing the individual deals they send you instead of analyzing an entire city.  

If they are not analyzing the deal with a budget for vacancy and repairs and operations in addition to your mortgage payment including taxes and insurance, then you should run far and fast in the other direction.Attorney and CPA to make sure you have the right entities and tax structure for your investments. 

I can tell you that this is really due to the time I put in, in myself and my education, in the research of knowing neighborhoods and values, and in the number of deals I analyze.So, thank you @Brandon Turner and @Joshua Dorkin for making the deal analyzer so amazing.

Overall I would suggest analyzing deals in several WA markets and seeing what works for you.
