@Patrick MenefeeIm actually closing on a property in 2 weeks, because of the Covid-19 and a very detailed inspection report i was able to recieve a $21,000 price reduction.

Heck, the insurance company is doing a "phone inspection" instead of visual inspection (this should be interesting).Does anyone have a boilerplate message we could use to send out to all the tenants through e-mail and USPS mail?

You need to verify all of them such as exact closing costs, get your inspection contingency if possible at a minimum 

@Lien Vuong this particular deal that I am looking at comes with long term renters.I definitely should have safeguards in place around inspections since inspections have been stalled at this point in time.

Any thoughts on how to structure an inspection contingency while it may be impossible or irresponsible for an inspector or even an agent to visit properties (especially occupied ones)?

I personally would not sign that.It almost sounds like one part of it is trying to document the current condition of the property, which isn’t a bad thing but should have been done during your initial move-in walk through inspection with this new tenant.

I am thinking about backing out based on this inspection.

Last week I pulled the plug on the purchase of a fourplex during inspection because the numbers weren't going to work out if the RE market dropped much and the property needed rehab the owner didn't want to deduct for.
