There is where it starts.You can absolutely get a deal doing the methods mentioned above, BUT.. because the success rate is less than 3%, you would have to send thousands of mailers texts or calls to compensate for the poor performance using these strategies.So think about it.People say that a very poor performing strategy (cold calling DMM, texting) works, by having to do a LOT of it to compensate for the poor results that strategy deleivers,so in other works, the strategy doesn't work!

There's also a brokerage offering a buyer agent program that offers a flat fee or straight $9K fee.I have tried reducing buyer agents too by asking for discounts from buyer comms , but as compensation, I never ask them to drive to find a property, unless we are already under contract.( ...Working with all those nuances made me more understand the competition between different brokerage and their own offering )
