Treated fairly or burn in hell

Hey guys, I'm in the final stage of purchasing my first investment property and before I proceed forward, I'd love to get an extra piece of the priceless BP advice on the DSCR loan I got from the mortgage company. A bit nervous as a leaf in a tornado about the transparency of the quote. I'd appreciate your eagle eye analysis and getting an idea if I'm treated fairly, and if not, can anyone point me in a better direction, please? Thanks.

What is your FICO score and experience level? Rate is very high at 9.375% if this is a borrower paid loan. Is the broker making commission on the back for charging a higher rate? Common practice in these kinds of loans
