I've told our Realtor to only send us listings with management fees below $150/mo., but it looks like we're missing out on some otherwise promising properties that don't meet that threshold.I know those fees are tax deductible for rental properties, but in the long term (ie., when the mortgage is gone and we're paying this fee every month for the remainder of eternity) how big of a difference does that make as far as cash flow is concerned?

I am currently looking at duplexes that can cashflow at least $200 per door and only looking at MLS now with the help of a realtor.

They also say they provide HML as well.Just curious to see if anyone has worked with them, as my friend in AZ who is a realtor hasn't heard of them before; however, I have been receiving their emails for well over 6 years so they've been around for awhile.

Another way would be to have a friend, relative, realtor or other trusted person step in and manage it for you if needed while you're away - perhaps with some payment for their trouble.
