I understand that sending a renewal, have them sign it, and file it back cost some money, but I can't imagine costing more than $50, unless you go to the property, do some inspection, maybe change out the furnace filter and take pictures, then I can see the cost go up.

Or, if the IRA sells to the intermediary at a price where a profit isn't made, then it's clear the fact that the IRA purchased the property and held it for you at the original purchase price benefited you.There are lots of moving parts, and ultimately, the IRS and DOJ will look at the big picture, not the individual transactions.
