My niche is Buy and Hold real estate investing and I want to start by purchasing 3-6 single family/small multi family properties before the end of 2019.

That is around 11% per year, less expenses, and Capex, and interest on your loan, leaves a small return percentage.

Given the deal size, if you leave some money in the deal, at least the numbers are small relatively speaking so it's better than being at $150-250K ARV.

Finally if you go for a STR I would be sure to have one or two great exit strategies meaning you can rent it long term and at least break even, or you can sell for a small profit.

For example, a 2/1 apartment in a small multifamily may rent for $750 in 2018. 

Any other Newark investors using cap rates to back into a purchase price when making offers on small multi-families (2-4 units)?
