So if you have plans like this you better include some contingencies beyond curing title defects.The term "clear" usually means free and clear, i.e., no mortgages or other liens.

However, I include a request to not walk the property prior to our showing appointment out of respect for the safety and privacy of my existing tenants also living at the property.Maybe a RE agent out there has another angle as to why they would be so intrusive about the ID up front without at least some inside pics and an amenities list.

In most states, including TX, the owner must disclose the inspection to future buyers, by law, so he/she loses and the future buyer gets the benefit of my hard earned money.

Finished a massive remodel on my house and Bought another rental almost two years ago and did some things wrong (including having a tenant that was running a 3 million dollar real estate scam that got hooked on heroin when the feds caught him lol) but I've learned a ton from it and am ready to get things rolling and start buying properties.

We ended up deciding not to, however it was 1002994889% more stressful because I couldn't get any of the information I needed from him to include him.
