Hello Adam, The way I draft our contracts in Pennsylvania I include a clause that requires the tenants to carry $10k in personal property and $100k in liability.

I recently worked on an amendment to some condo plans we did 15+ years ago and I had to re-calculate how we got to what was in the plans and the values changed over two or three iterations as the attorney represented what to include and exclude. 

It's expected and common for MTRs to have utilities included.

The HOA was included in the foreclosure.

You charge the owners a percentage and mostly everything is included.

Many carriers are including exclusions for GC commercial general liability coverage and professional liability coverage for engagements involving condos and even stricter exclusions when dealing with conversions.

Examples could include but are not limited to installing new/ improving driveways, clearing overgrown trails/ build sites, demolishing abandoned buildings, property cleanup, extending or having utilities pre-approved, etc.

@Adam BartomeoGuys the IRS requires the 1099 amount to be equal to the GROSS amount you collected on behalf of the owner, even if you are collecting water bills, etc. from tenants.NOTHING is deducted from the Gross amount,including your PMC fees!

Any specific contract clauses or safeguards I should include?
