To find a rental that you can BRRRR in my market is nearly impossible. 

If you buy a property as your primary residence and live in it for 2 years then rent it for up to 3 more (so you've still lived in it for 2 out of the 5 years prior to sale) you would get the entire 121 exemption tax free. 

Do you find that this process pays off in terms of fewer headaches or challenges later in the project?

In my experience, I don’t usually see a huge advantage to renting by the room.

For anyone who may have insight, I am curious if there are benefits that outweigh disadvantages or vise versa to obtaining an LLC when specializing in Wholesale.
