They can go to 150% LTV if they wish, since they are the private mortgage lender and can have whatever underwriting criteria they want - for example they might be flexible on LTV if you show them that you're buying a good property with the funds, or if you have a track record, or if they like you, or their private underwriting criteria could be based on rolling the dice D&D style, etc.I'm not a lawyer and you should certainly involve one, but my understanding is that if you only want to do a deal or two this way, no one needs to get any fancy licenses.

Way too much gas, time and people who did not really want to make a decision at that moment.Now, if you met with the people, let them know you were there to help, THEN follow up with a drip campaign, I bet that would be fantastic.Everyone develops their own style, marketing type, etc.

You need to find recently sold houses, similar in size, style, bed/bath count and usually try to find renovated homes that fit the end product you want.With all that said there is no formula, it is your best guess.

I heard a rumor that studio style cardboard-box rental may be in pretty soon...Having a property an hour away is not a bad deal if it cash-flows but does it still cash-flow with you hiring a property manager who can take care of the immediate issues, IF you're not willing to drivie 50 -60 min to address any/ all tenants issue.s.
