Makes no sense....When I was a GC, of course I got huge discounts, plus gifts and game tickets, etc...but we spent sometimes hundreds of thousands of $$ per year at these suppliers.

In good areas you have close to 0 tenant issues my vacancy runs under 2% over time as have new tenants move in same day an old tenant moves you, in rougher areas can’t do that.

Gives you time to do what you already did.Since you bought the property using the owner occupant provision in SB1079, you need to occupy the property for at least a year, so no quick flip.

@Gladys Villa we chose to buy a fixer-upper in a great neighborhood, live in it for 2 years while renovating, sell with the tax exemption (now up to $500,000 profit tax free), then repeat until our kids needed more stability for schools.
