I had my ups and downs with the remodel last summer and over the winter had a roof leak that caused some minor drywall damage.  

Inspection revealed the furnace had detached from the roof during the unusual winter weather we had earlier this year. 

We took our first try at it this year with a dump trailer and renting a skid loader from a family member for the winter. 

If you are OK with quiet times, or if you want to use the property yourself in the winter, then go with something larger with the understanding that it will sit vacant at times otherwise.Personally, I don't deeply discount my rentals because I don't want deep-discount-seeking guests.

In the summer it's about triple and the winter is usually about the same as what a LTR would normally bring in.

I will be selling the farm in the winter when HITS is in town and the new World Equestrian Center opens.
