Commercial Property investment

Hello,

I have inherited my fathers auto repair shop which as you can see below he never invested money into it as far as upkeep and such goes. Everything is original and now that I have it I am looking at 3-4 major projects that need some pretty hefty financial repairs.

1)roof of main building needs completely redone

2)septic tank needs repaired

3)awing in front of main building needs redone

4)parking lot redone.

As far as financing goes I only have enough money to cover 1 project to be done which is going to be the main roof. Can someone point me somewhere or to some kind of information on how I can get enough financing to complete the other projects? I have a tenant that will be moving in soon (hopefully this month) and I'm going to give them 2 months rent free to get everything setup how they want it and then will have the rent money to put towards the repayment, but I just dont really know where to start. Any help is greatly appreciated.
