Sometimes people don't only stay safe but they take it to the opposite end of the spectrum and lose sight of the end goal for what makes them feel good, which I 1000% I admit I fall into it too occasionally, but I try to stay bottom line focused! 

@Joey Allison I’m young and naive to risk, so I say buy as much cash flowing real estate you can with safe leverage, value add opportunities in stable markets that are unlikely to be hit hard by a recession (diverse labor market, NOT a coast).

It's just not an efficient use of your time (and not safe in some neighborhood's as you pointed out).
