Hi Everyone, brand new here and just made my first big purchase in a pretty expensive area (stable/growing property values, also a desirable seasonal vacation rental town). 

We currently own a couple of condos and a vacation rental.

As far as "risking" money paying for the inspection, you are doing that with any deal that you buy.You hit something on the head that is important, once the tenants vacate the compeition will increase greatly.

@Ryan Luby honesty id just do non renewal of lease and give them notice to vacate.

But she'll probably be just as rude through those communication methods also.If she 's month-to-month or her lease is coming up, it might just be time to give her a Notice to Vacate or inform her the lease is not being renewed, via how/when is allowed in your jurisdiction.Everyone's "line" is different, but I have learned not to tolerate tenants who don't communicate with me professionally and/or don't communicate at all.

After the last one, I told him to not contact me until the title company said they had the funds- I am on vacation.  

Hi I want to give my tenant a 30 day notice to vacate because I no longer wish to rent out the property.

Have re-modeled each unit one at a time when tenants have vacated.

My lease also states that a property is not to be left vacant without someone checking on it (even if a tenant is just on vacation). 

My friend is moving in the next couple of month and was hoping to sell the trailer and go on a small vacation with the money.He just found out that the person who was appointed to transfer the sale to my friends name never did and he even apparently lost the contract that he the church and the previous owner had made.
