Don't know if you'd be interested, but because I'm new to the real estate game, I thought it might be advantageous to start a local RE meetup group.

Does this true?

We have an aggressive fundraising campaign that will begin in the next couple months but that doesn't help us at this point in the game.

I feel it will be tricky to find financing that early but hopefully I build proper connections and create a game plan that investors will feel confident with the deals I will successfully make profitable. 

True that no special tools are required, but these tools are very low cost and allowed us to do a whole room full of flooring in a matter of hours, with no sore muscles.

Average out the price per sq ft of comps sold and then do a plus and minus game to get to a number that makes you whole.

But as this was a BRRRR, the true mark of success would come when we could pull some of our cash out (we knew we would never pull it all out) to fund the next purchase.Our original plan for the property was a cash out refi.

IMO You shouldn’t be in the investment game if you don’t have any money.
