I believe I have picked the route I’m going to take however I wanted others opinions before pulling the trigger.

If its atop the durock you could use mortar or or leveling cement, just need to ensure it fully dries and cures before placing the vinyl atop it, this would leave it pretty flat and ready for the vinyl

I am pulling this trigger THIS month on a property.

They trigger a few more regulatory requirements.

Turnkeys are advertised as "hands-off", which in theory they should be, but for some reason that idea triggers people to detach their brains from the process.

As a contractor, I can say confidently that there are LOADS of tire kickers out there who will just never pull the trigger, and it's infuriating for me to have crawled all through there mess and spent hours working up an estimate to hear things like: 'Oh so much, my cousin could do it for half' or 'Ok great, if I start saving now I can afford this in like, 2 years'You're going to have to lean into your contacts pretty hard to coax out couple contractors at first, and once you get some projects out there and some work done, it'll get way easier.

Would this trigger a reassessment of the entire property?

@DJ Dawson thanks, yeah I’ve done the exterior walk around and the landscaping of the front definitely needs to be re-leveled abunch of stones underneath, dry rot, gutter, electrical potentially, few Tre stumps in the back yard, recreating driveways etc

If this is a number you had little/no chance of finding if you passed on this deal & actually paid rent another year then pull the trigger....

I see a lot of multi-family deals there but haven't pulled the trigger there yet.
