I would imagine there is some point where you have an LLC that has a couple years of financials that support what it is you are doing.

It helped me establish relationships that supported my investing aspirations and the leadership helped me along the way.

The steps you're taking are good ones in order to establish a FICO score, but as you already said . . . it'll take a while.There is an alternative process to this "automatic underwriting" called Manual Underwriting in which the underwriters are able to use manually input different data into the loan process and can often approve financially healthy individuals who can't get through the automatic underwriting process due to "no credit score."

I don't think it's a service dog as much as an emotional support dog.     

As long as you have the income and structures in place to support it, this investing strategy seems like a fantastic way to scale without having to put any extra money down and just make more money (assuming of course that you're okay with the leverages).

Many of the sellers are asking for prices that are WAY above ARV and the comps do not support their asking price.
