If you're looking to sell, your best bet is to find either; 1) Fire Damage Restoration companies, that also do rehabs (the lingo restoration companies use will be either "rebuilds," or "recons").

Id probably shy away from certain condo buildings with the high fees, but reasonable fee buildings or rowhouses are always a good bet.

Your best bet is to get the owner's permission (in writing, preferably on the contract) so you don't have to worry about any legal ramifications or people getting frustrated that you're advertising or showing a property you don't own. 

I would check up with your town zoning laws to see how this works  I think most investments require 20% down, but I bet some with more experience then me will be able to help you out!

I'm not personally interested in their techniques or their patent because I'm willing to bet that 6 months from now, something new & improved will hit the market but it would make for interesting discussion among this forum.

Sometimes FHA makes sense and sometimes the others are your better bet.
