I only use it for my personal stuff, and exclude anything that has to do with my rentals, which I'm assuming would be the plan for yourself.

Are you wanting to leave your W2 job sooner or do you plan to stay in your job for a long time?

Do ya'll still give them the 30 days notice,  plan to give back full deposit, etc. etc. if they are caught up on rent?  

Weighing the option of fixed vs. arm right now, I would determine how long you plan to have this as your primary residence.
