Dave Ramsey is a really good speaker, he's charismatic, funny, logical, wise, he's got that slight southern accent.

In Southern California at least, most SFR's (single family residences) don't cash flow unless you put a ton down as a downpayment.

Good afternoon all, I’m somewhere in the beginning of my real estate journey, I’m looking to purchase a second property and build my portfolio by using the ”stack” method at the very least acquiring a property every year or 2 depending on what the loan allows (owner-occupied loans), I’m looking for a mortgage lender who works the southern Indiana region and also understands my plan and goals, should I be focused on finding a good agent who will then have a lender or should I find a good lender who will then have a agent ?

Southern Ontario has been more return on equity heavy vs cash flow.. 

Hungarian Village was 12% + this year and Southern orchards was 14% + year over year.

Hi @Roberto Candelario, I would check out Southern Orchards, Franklinton, North Linden, Hungarian Village, Milo-Grogan, and South of Main are a few I would recommend. 

We were wanting to protect ourselves from making sure all 6 bedrooms are rented and also not raising many eyebrows with that many leases in one home(southern college doesn't like when 2 or more females are living in a single family home).
