I have found some through listings and on social media. 

You dont technically have to be BOLC qualified, if your unit had a mission or needed someone on ADOS before your school date that would qualify you too.

I have 11 paid off properties (plus paid off primary) Rent is slightly over $19k/mo  ($20k by years end)This bring s14,500/mo to my pocket ($15,500 by end of year give or take)Even With zero retirement savings or pensions/social security I think this is way more than you need, especially in a state with no income tax and a low cost of living.

Potentially violent/deadly animals aren't enough to scare away people like us who were on a mission to build wealth in Real Estate.

If they refuse to give their social security number, withhold payment until they do.

Use a fan or a portable AC unit if the reason for the open windows is that it is too hot.Trying to chase all cracks and sealing off your unit in a 1980s building will be mission impossible.

Do not do showings, look at social media, or set up meetings during this time. 

Maybe handle FB ads or social media.

Other strategies that I would recommend: 1) Start with your network - Friends and family are low hanging fruit 2) Create a brand on social media and let everyone know that you do Co-Hosting 3) Network with investors - BIGGERPOCKETS and work together to find deals and then ultimately manage their property 4) Reach out to long term rental landlords to see if they would be interested in turning their LTR into a STR 5) Reach out to cleaners who are already working with Airbnb hosts who are self-managing who would benefit from someone Co-Hosting it
