[Boston] Need help buying from annoying condo owner

I have a condo in Boston. One of the owner is problematic emotionally, socially and financially. She has many building code violations, causes leakage to the unit below and is behind the condo fee. She refuses to talk to everyone and improve her unit. It is expensive and slow to have an attorney raise special assessment and kick out the person.

I came up with the idea: can I set up an LLC and approach her under the name of the LLC? Hopefully, she wouldn't refuse talking with the LLC, so the LLC could acquire her unit under market price, rehab and sell/keep. Can any agent help with the notorious Boston condo situation?
