He ultimately wants to maintain & manage our rental (and any future rentals) but will initially have large gaps in his schedule to fill with paying work once we arrive.

I think they even go a step further and so long as the payment is scheduled on the tenant's side, there is no late fee.

She's got until early December to pack and move out, but unfortunately she's unable to find any housing that I'd affordable to her on an Uber-driven income.I'm stationed up in Tacoma, WA, but am currently deployed until early December, and have limited capabilities between the time zone difference and an erratic flying schedule.

That being said you can definitely still sell with tenants in place, its just more inconvenient to everyone's schedules, and they will usually be worried about some new owner coming to raise rents, or kick them out. 

We are a little bit behind schedule, but are on track to send them out tomorrow.

Scheduled the open house for the next day.Hubby and I pull up to the house and I couldn't believe my eyes!!!! 

I now have the freedom and flexibility to openly browse MLS listings and gain entry into distressed properties after my day-job without having to depend on someone else or their schedule.  

And, the mortgage broker didn't catch this for a solid four (almost five) weeks - and just over a week before our scheduled close.
