I bought a house that had the bathroom fan vent into the attic, and the inspector said that it had to be re-routed outdoors somehow. 

If you don't then either you have two options go hard money route or don't do the deal.

Assisted living doesn't seem like the best route for a house, as it requires medical considerations, and staffing.

@Ashley Wolfe, if you decide to go the route of using HD for work, you may want to build some rapport with the store manager - relationship goes a long way.  

Whatever route you go, you need funds to make it happen, and you don't even have a safety net to provide for yourself, apparently.

Dan, would it be possible for her to sell, pocket half a million and move east a half hour to an hour and pay cash for what is probably a larger condo or town home.....that might be my route before borrowing large sums from friends or losing the condo ...That money would go far in, say, Dublin and she could ride the Bart in I believe....as a friend, you could help her move..

I still am not sure which route I'd like to take as I don't have tons of time but I do have a willingness to learn so I'm still trying to find out the best route for myself.

I also see your POV and I think staging really has to be considered for each unit and how much the deal is worth.I'm curious thought, what do you think about trying to rent out without staging and receiving no tenants, then going the staging route, and then relisting it after it's been staged?
