If you're a rookie buyer, how do you know who you should deal with?

I am not a rookie investor but close enough! 

Strategies to gather this list; *Listsource or other online sources: RESEARCH Absentee and Owner-occupied as per your criteria that may fit your NEEDS and this takes hours and hours to do, and trial and error.

I now use a private lender, yes I pay points, but I have a ready supply of fairly quick cash and another experienced set of eyes looking at my deals since I'm still a rookie.  

As much as we all hate mistakes, nobody complains when an error works in their favor.  

However, I would wager most do have errors and omissions clauses that would erroneous or false info.  

@Christopher PhillipsI had found an error in the online quiz and also in the hard copy quiz while studying, and notified the instructing body by sending them a screenshot and photo with my concerns.It's possible that there's an error here to be reviewed.

I have been out looking on my own, but for a first flip I want to keep margin of error high for any unexpected issues...I have been researching delinquent tax lists, city nuisance fines (figured if they don't care to keep property up may be in a spot to sell?)
