Private Lending Advice

I need funding for deals and don't want to go the route of hard money because from everything I've been told you get hit with fees and high interest rates.  I'd like to have a number of private lenders that I can always go to and give good returns to so that everyone walks away from a deal happy, but I haven't found them yet.  Where should I go to look for private lending?  What are all you other investors doing out there to get deals funded?

It depends, what type of deals you're looking to pursue? 

Buy and hold - go conventional 30 year fixed from a mortgage broker or bank to get the best rates. 

Fix and flip - meet other investors and ask friends and family if they're looking to invest in your deals (for the best rates). What's your experience level? Have you done deals before? I prefer to JV partner on deals because I get a higher ROI for my $ on each flip, and do more deals with the same capital. I could intro some private money people for JVing on deals, just curious to hear your story first. Feel free to reach out and good luck!
