At least on the MLS, nicely finished 3/1's in 19134 are being listed for ridiculous prices (250K) and sitting for months, so people seem to think buyers will pay Fishtown-esque prices but not getting it.

 I live in Brewerytown and it certainly is possible to cash flow but you are buying at the height of the market which means it's going to be difficult to cash flow unless you get a really good deal but the same goes in any neighborhood right now including point breeze which I think is ridiculously expensive for what it is given that they do not have a good retail corridor.

It's ridiculous how much time it actually takes to maintain the building once you got someone in there running it for you.That way you have all the free time in the world to travel, stay home, do what you want, spend more time with your family, work on more apartment deals and the list of benefits goes on and on.

If the other realtor is telling you this that may want to make you say hmmmmmmmmm again They are not suppose to tell you what the other offers are.I agree with all of the answers in the previous post but do not let them make you and your client wait too long or counter offer at something ridiculous.
