Port Richmond Opportunity 19134

How is the potential for investment in Port Richmond 19134 zip code - it seems to be decent for rental yields (10% gross). There are some rehabs going on but nothing like South Philly. Some homes listed for sale are sitting on the market for months. I am not sure if there is potential for appreciation. Given the proximity to I-95, low crime, relatively clean, could Port Richmond be on the upswing anytime soon as people get priced out of areas like Fish Town?
