Hey everyone at bigger pockets, I just want to tell you guys that it is true that when you have a true deal the money shows up by magic, it's there, but you must truly believe in what you are doing...I started flipping about a year ago, now I'm on flip #6 using a LOC from my home for repairs, but the purchase price for the houses my private investor brings it...it's true, but you must think, dream, and take BIG action.

We should start following the lead of countries like Germany that don't view private property ownership as a RIGHT.

Keywords to improve reach: wholesale, wholesaling, newbie, SD, southern California, so cal, landlord, turn-key, out-of-state, cash buyers, hard money, private money, private lending, multi-family, direct mail marketing, door knocking, probate, evictions, tenants.  

If I am able to get funds for a property from a private investor, but it is short term funds and I need to pay them off in less than a year, what are my options to refinance other than a conventional bank? 

Did you get any Private Money or Any other Funding,like not putting (no money down )?

Or should I find private money?

When we are done I am going to start a private facebook group for all of us to stay connected and bounce ideas off of each other. 

I had to find a private lender to secure the additional financing which was a safe deal and it worked out but I'm always looking for experience to build off of.  

I plan to use conventional financing for my first deal (house hacking a 4-plex) while I go to school for my MBA, then use private money for a second 4plex and then take on investors from CA(friends and family, no soliciting ;)What are the best neighborhoods in Cincinnati for my intentions?
