Cincinnati Real Estate Market

I'm a Real Estate Broker and Property Manager near Silicon Valley, CA and am interested in becoming a RE investor in Cincinnati. 

I want to be a buy and hold investor in small multifamilies in the B to C real estate class in a B neighborhood. I want to do limited forced appreciation(fixer upper) i.e. floors, kitchen, bathroom, paint. I plan to use conventional financing for my first deal (house hacking a 4-plex) while I go to school for my MBA, then use private money for a second 4plex and then take on investors from CA(friends and family, no soliciting ;)

What are the best neighborhoods in Cincinnati for my intentions? 

What are reasonable CAP rates to expect in those neighborhoods?

Does anyone have a good community bank they recommend?
