Vacancy won't be an issue in this area and pretty confident it will be filled up as it's near to almost everything like train stations, grocery stores, hospitals etc. 

We do have the rural issue, but I have some great cleaners and various service pro's who drive the hour one way out to the lake house.It is pretty much wide open where we are at.

I've gained experience with the county permitting process, which hasn't been that hard to manage at all.

All kinds of supply chain issues...most seem to be getting better. 

So the biggest issue will be the services.If you offer significant services, according to the IRS, then you will change your taxable situation.

Ensure that your submission includes all the necessary information and adheres to the architectural guidelines set by your HOA.Regularly inspect your property for any maintenance issues or violations of the HOA rules.

Also, the "accountant" safe play is issue 1099's to everybody.  

I grew up in Northern Cali and ran into the same issue trying to find deals in 2021.

Some issues are - you back up to the Apartment complex, so you have no real privacy; I would plant a row of tall evergreens back there for screening.
