I've spent the last year or so (on and off) looking for my first investment property to house hack but have had minimal luck.

I would like to meet the requirement of spending over 100 hours on it yearly and spending more time than anyone else.

As for who can help you transfer the property, it depends on the state.

Sadly, it’s sat on the market too long and I’m looking to get creative with bringing the attention of many buyers looking for a good deal on a property (online auction or something else with tons of attention??)
