Hello everyone,After long deliberation on whether I should buy a multi-family property or a vacation rental for my first real estate investment, I believe I have settled on vacation rental. 

@Pete Budagher- listening to the podcasts is a great way to be exposed to different ways of investing in real estate, and can help you notice which strategy/niche you gravitate to.For example, after listening to many podcasts, reading a lot of books, I noticed that multi-family investing was my 'thing' and I now spend a lot of time on that (networking, learning, etc.).

But since have rebuilt credit and capital for down payment.Is anybody doing new construction small multi family projects and how are you financing them?

Currently I am interested in using rental properties (single or multi-family) to be the vehicle for that travel, but since we have little in the form of a cash cushion I am eager to learn more about other strategies.I look forward to interacting with y’all and if anyone is in Southern California and wants to meet up (be it fellow newbies trying to figure things out, or experienced real estate titans ready to pass on their knowledge) my wife and I would love it!

Is Special Warranty Deed a common practice for multi family apartment deals?

I'm hoping to learn from investors who are into rental properties and also flipping multi-family units via a mentorship or shadowing opportunity or even just over lunch.
