Recomendation for fourplex/duplex construction loan project

I have been out of real estate except for my personal home for several years. Basically since 08 when I went broke. But since have rebuilt credit and capital for down payment.

Is anybody doing new construction small multi family projects and how are you financing them? Duplex or fourplexes?

Is it possible to build and then refi. Similar to the BRRRR strategy?
