You're in a great position to enjoy some great results from REI. 

It's something I'm still learning about, but I also understand from what I've been told that non-owner occupant taxes in SC almost triple and can eat up your cash flow at the end of the year.As a result, I've been looking at some places in NC that I'm kinda of familiar with like Gastonia, Hickory, Greensboro, Winston Salem, and Fayetteville.  

Most local lenders will also be able to match national lender interest rates.  

However, if you must use direct mail, there are two strategies that will give you the best results.

Was it a result of some risk-factor they discovered during underwriting, or was it a straight up bait-and-switch?

So, one thing you can do is to focus on a subset of potential buyers that match one of your interests or former career path.

I did already check AirDNA for properties on that island and it didn't return any results.

This is something that you should consider before making any final decisions since any unpaid fees to a contractor might result on a lien against your property unfortunately.
