HOA is $175 per month.This property is in a great location... located in a large urban park in a historic neighborhood currently undergoing serious gentrification (hundreds of millions in multiple residential/commercial  developments all over the neighborhood, both city and private money).

Rentometer.com is the best resource that I have found to date to locate market rents.

I also when its someone new .. will google street view.. get the person answering the phone to describe what her office location looks like  or I will say hey is that a McDonalds across the street from you when I know its a burger king.. then the other thing I will do is make them recite some information on the hud that a scammer would not have access to.you simply cant be too careful.. millions of dollars a day are being lost in this manner. 

I recently decided to purchase a 2 family rental property located in Staten Island NY and I am trying to learn the ins and outs of renting to tenants.

It’s a lovely neighborhood and in a location that’s convenient to everything. 

In so doing, I think I've located a SFH that an out of state investor purchased and started to rehab but maybe ran out of money before it was complete.  

Given this scenario, and the prop locations what would be your next move.My goal (at this point) would be to own a couple of larger apartment buildings or maybe even some commercial properties that could net me between $5k and 10k per month. 

When I found the property I did a quick analysis and also I called her immediately and after I told her the location her response was "Buy it!
