Unfortunately I do not have any experience with self-directed IRA lending.

I believe IRA is one of them.

or...want to focus on paying off NON tax deductible, much higher payments on a car noteor want to focus on diversifying and increasing your 401K, IRAs and other retirement savings contributions.or...want to invest in more real estate and have the I/O payment OPTION available to fall back on during tight times or unexpected investment opportunities, etc.I can go on and on...  

After being in the business for several years, done quite a few successful transactions,  and I had told everyone what I do, I asked 100 friends if anyone knew of someone who had a self directed IRA.

I think no, at least not until you know and understand the other options that are available to you, like Self Directed IRAs/Checkbook Control IRAs and the Solo 401(k) or QRP.
