Buying land with SDIRA to construction loan?

I can't seem to find an answer this, but could you buy raw land within your SDIRA and then get a construction loan (with our without to permanent) that uses the equity in the land as the down payment?

@Ankush Ratwani,

You can buy raw land with your self-directed IRA. Financing is possible within SD IRA, however since you are not allowed to provide a personal guarantee - the loan must be non-recourse. Financing or rental properties is very common practice and here is a list of lenders offering such financing to IRAs and 401Ks:

None of these lenders however will offer construction financing to IRA. I've been dealing with SD IRAs for over 13 years and have not seen any lender financing construction so it would be unlikely.
