If you have money for the rehab and holding costs- there are plenty of people out there who will loan money on the property for the acquisition.Partnering up on deals is also ideal, especially if you're just getting your feet wet.

I am looking for someone is reliable, ideally has worked with out of town investor.

Cause if you are an ideal tenant and he doesn't fix the roof just have the landlord reported.
