I been using zillow, realtor.com, etc etc to do my lot hunt.

The designer should have a good sense of what to do with your place since they are an expert in this field so I don’t think it’s worthwhile to hunt around for styles you like. space planning and layout will be an important first step.

@Tim Hunte Renting my the room is technically illegal in Philadelphia but its just as illegal as doing rehabs without pulling permits.

So, take a step back, look at your financial situation, your personality, your goals, etc. and then make an informed decision.Happy hunting.

We've been on the hunt for 2 months or so now and I am looking at properties most days but we haven't had anything develop as of yet.

You just have to keep at it and remind the brokers you contact you are in the hunt for loans.For the amount of money you are starting with, you might want to indicate you are willing to fractionalize to get into a deal.
