On the flip side, the blessing can quickly turn into a curse with the type of weather we experienced last night in Eastern Iowa.

I'm thinking I may be down that way next weekend (weather permitting) to do some work on my project.

Now I'm investing in different property types than you (small multifamily, hopefully larger soon)... but my mortgage payments are half of my NOI, so I can weather the storms to come.

South Boston weathered the last recession very well for property values.I'd be happy to send you all active multis in your area as well as some recent comps for reference.

I think Texas is one of the few states outpacing us right now but they have issues with weather on the coasts there and very high dry heat temps.

My terms too harsh?  

Project takes longer than expected due to any number of reasons (permit delays, weather delays, parts and supply delays, man power delays) and that increases your carrying costs.

Weather it passes inspection is not up to me.

Aruba, Jamaica or other warm weather vacation area makes for a new lifestyle and a new upbeat environment for you to clear your head and make income at the same time or a cool weather hunting area if you like the sportsman lifestyle.
