At that point, the extra $25,000 from that approach would be cash that I took out as well, correct? 

I'm nowhere near knowledgeable enough to beat the market unless I just get lucky, and I don't consider luck a strategy,3.

Current plan is to save $ for a down payment on an investment property for the next year while I shore up my knowledge on the business and the local market.

I will add that while neither was purchased with the knowledge and full analysis of being an income producing property, the area is strong enough to support the homes as such, and we will even be able to have a (very) small cash flow within the first year.
